Failure to obtain a home inspection could potentially cost you a great deal of money, time, and hassles in the long run. Home inspections are a critical part of the home buying and selling process. Below is a list of some very important questions you should ask a home inspector before you hire one.

Questions to Ask a Home Inspector
  • Do you belong to a professional association?
  • Will your report meet all state requirements?
  • How experienced are you?
  • How do you keep your expertise up to date?
  • Do you focus on residential inspection?
  • Do you offer to do repairs or improvements?
  • How long will the inspection take?
  • How much?
  • Will I be able to attend the inspection?

I agree with this. As a certified home inspector, I would strongly encourage people to hire a professional.

Inspections are frequently scheduled during the week, when the seller is less likely to be available. You won't have to rush through the inspection to get back to the office if you know how much time you'll need to set aside. Because so much depends on the condition of the house, you'll only get a ballpark figure. However, if you're given a quote that seems out of whack—say, a half-day for a two-bedroom apartment or an hour for a large, historic home—it could be a warning flag that the inspector isn't up to the task.
